Owners Meeting Dec 8, 2005
I attended the 4th annual meeting at La Casona Restaurant. We began with breakfast at 8:00 AM and promptly started the meeting at 9:00.
As of the meeting time VLE is 76% sold out. The developer, Owen has 58% of the vote.
The first hour was devoted to reports from various departments regarding the state of the Resort etc. This went as expected to this point. Then came New Business.
I am not going to try and do the minutes in this post because the entire meeting was tape recorded and hopefully we will get a written copy in a timely manner. In Short::
Home owners fees are going up.
Full Ownership:
2 bedroom $1090
3 bedroom $1357
3 bedroom $1891 oceanfront
Does not included any optional services
Fractional:
2 bedroom $2476
3 bedroom $3313
3 bedroom $3962 oceanfront
Includes only the basic required services
There will be a $10 per night additional service charge for guests (Villa) when those guests are not family members. (Note: It basically applies to any guest that you may have that has paid you a fee to be there.) They indicated that when you obtain the confirmation # you must declare. This charge will then be billed to the owner on a monthly basis for full ownership and a unknown basis for fractional ownership because a monthly bill is not yet in place.
A concierge service that is now required for fractional ownership is now required for full ownership. That fee is $500 per year to be paid in January. This issue generated heated discussion for a long time but in the end was controlled by the 58% vote. The developer said that it will be tried for 1 year and at next years meeting he will not vote on that issue and go with the feelings of the owners.
VLE will no longer be allowing Palmar time share tours and are attempting to further restrict the unwanted visitor. Outside weddings and functions from guests will no longer occur, owners possibly may have such functions. The developer will not yet allow any owner to the 3 person board until he has lost his voting % and estimates that will take 2 to 3 years. He does encourage the formation of the Vilgilance committee to begin working with the board to help in the transition. Employee Christmas bonus tip pool is set at $100 per unit. Our level of cable TV service was brought up by me and I was informed that the resort provides only a basic service. The owner may go to the cable company and obtain a decoder box and order any additional packages available. There was no cost factor available, also you can do a Direct TV because they use the same satellites.
The emotions of some owners were high and also of the developer. A spirited meeting to say the least. The fact is until the voting power is in the side of the owners, some things will happen that we may not agree with. The Blog is not a place to complain or bitch, but is a place for exchange of ideas for the betterment of our Home by the Sea. I have brought this short report to you as information only. The meeting ajourned around 1:30 PM.

Thanks Kevin for taking the time to write up these notes. It's informative, and the meeting must have been a blast, but long !!!
I was surprised to learn that there is no Vigilance Committee in existence, I had assumed there was. There might be other committees we need to get going, I need to re-read our documents. If I can get anything together I'll make a post about it.
The $10/night fee for non-family is an interesting topic. Several weeks ago I posted an assertion that I believe that my guests, including renters, should be treated by the resort the same way they treat me. That was another way of expressing my opinion that "the resort should not care who is in my villa unless they rent it themselves on my behalf." This $10 seems an inappropriate intrusion into my business. How do others feel about that?
