Homeowner's meeting Dec. 8 2005, closing of property
Maybe I overestimated the interest in this blog? Oh well, no reason to take it down, maybe traffic will pick up.
Today I received my notice of the annual homeowner's meeting, to be held at La Casona on Thurs. Dec. 8. More than anything, it reminded me of a question I have wondered about before, but have not tried to find the answer: since I have not yet closed on my property, do I have the right to vote? If anybody knows the answer off the top of your head, please let me know. Also, if you will be in Cabo for the meeting and are willing to carry a proxy, please comment on this post. Or better yet, make your own post--others might want somebody trustworthy to vote their proxy. Thanks.
Spurred by the notice of the meeting, I made my monthly call to Stewart Title to inquire into the status of the fractional closings. It was confirmed that, still, no fractionals have closed yet. The current guess is that things will be wrapped up by the end of the month. (Anybody old enough to recall the Vietnam conflict will remember that we were repeatedly told "...there's light at the end of the tunnel." We used to joke the light was an oncoming train.)

Tom, As I understand it Pat/Jerry's response is accurate. If you are paid up in full you can vote. It has nothing to do with the Trust. I sent all the money for the Trust to Stewart Title Jan 2005, still not done. "One Mexican minute" I guess.

It looks like the closing is a hot button for a number of owners. I'm not sure what can be done about it at a homeowner's meeting, but maybe that would be a good place to express our dissatisfaction.
Maybe somebody who is going to the meeting will carry this topic? I would suggest contacting Sergio Banos ahead of time to have it actually put on the agenda. That elevates it as a topic, and serves notice to all attending that it will be brought up.

It may be too late to get closings on the agenda for the meeting. I'm hoping that one or more owners will carry the item into the meeting, and ask that the discussion be reflected in the minutes. If you are at the meeting, you might carry the suggestion from Don and Sharon that they communicate with us in writing about the status of the closings. If they can communicate to try to sell us Puerto Vallarta, then they can communicate about this.
I'm also hoping that one or more owners will post his/her own minutes on this blog!
Stewart Title has had my $$ for 15 months now, and the only thing I have to show for it is a cozy telephone relationship with Cynthia Montero of Stewart. If you want to check the status of your closing, she is at 800-729-1900, ext. 8661. It's my understanding that the closings are screwed up only for the fractional owners, not sure.

I never received the September e-mail from Owen Perry that Don and Sharon mention in their comment. It is 100% consistent with what Stewart Title has been telling me for several months. I must not have been on his e-mail list.
